Silane/Siloxane Penetrating Sealers Won't Yellow or Peel Stone Stays Breathable Austin-Area Specialists

Stone Sealing Services for Every Surface

From patios and pool decks to porches, driveways, and retaining walls — we seal all types of natural stone found throughout Austin and Central Texas.

Limestone Sealing

Austin's most common building stone. Our penetrating sealers protect limestone from staining, efflorescence, and water damage without altering its natural buff color.

Flagstone Sealing

Flagstone patios and walkways collect organic growth in joints and surface pores. We clean and seal flagstone to stop moss, algae, and staining in their tracks.

Travertine Sealing

Travertine's open pores make it especially vulnerable to pool chemicals, dirt, and moisture. We apply a professional penetrating sealer that fills and protects without a surface film.

Slate Sealing

Slate can flake and delaminate when moisture cycles through unsealed surfaces. Our sealer penetrates deep to stabilize and protect slate on steps, patios, and exterior walls.

Pool Deck Sealing

Pool decks face constant moisture, UV, and chemical exposure. We seal natural stone pool surrounds to prevent staining, efflorescence, and surface degradation.

Stone Facades & Walls

Exterior stone walls and retaining walls absorb water and grow algae over time. A quality sealer dramatically slows this process and makes future cleaning far easier.

Our Simple 3-Step Process

Proper stone sealing starts with thorough preparation. Rushing past cleaning and prep is the most common reason sealers fail early.

1

Assess & Clean

We inspect your stone, identify any staining, efflorescence, or biological growth, and clean the surface thoroughly before any sealer is applied. Sealing dirty stone traps problems underneath.

2

Apply Penetrating Sealer

We apply a premium silane/siloxane sealer matched to your specific stone type and porosity. The sealer penetrates below the surface and chemically bonds — not a surface film that can peel.

3

Inspect & Walk-Through

Once cured, we walk through the finished surface with you, note what to expect, and give you care recommendations to maximize the life of your seal.

The Right Sealer Makes All the Difference

Not all sealers are created equal. We use professional-grade products and proper technique.

  • Silane/Siloxane penetrating sealers only. We don't use cheap acrylic or topical coatings that yellow, peel, and trap moisture. Our sealers penetrate below the surface and bond molecularly — protecting without altering appearance.

  • Stone stays breathable. Penetrating sealers allow water vapor to escape from within the stone. This is critical for outdoor surfaces — trapping moisture causes spalling and freeze-thaw damage over time.

  • Won't yellow in UV. Acrylic sealers notoriously yellow under Texas sun. Our sealers are UV-stable and color-neutral — your stone looks natural for years.

  • Cleaning is part of the job. We never skip prep. Sealing over algae, dirt, or efflorescence causes early sealer failure. Proper surface prep is the foundation of a long-lasting result.

Frequently Asked Questions

Answers to the questions we hear most from Austin-area homeowners and property managers.

What type of sealer do you use on natural stone?

We use premium silane/siloxane penetrating sealers — not surface coatings. These professional-grade sealers soak into the stone at a molecular level, repelling water and oil while allowing the stone to breathe naturally. They will not yellow, peel, or trap moisture the way topical acrylic coatings do. The result is invisible protection that preserves the natural look and texture of your stone for years. This is the same class of sealer used on bridges, monuments, and high-end masonry projects.

How long does stone sealing last?

Most surfaces sealed with our penetrating sealers stay protected for 3–7 years depending on stone type, traffic level, sun and rain exposure, and the stone's porosity. A shaded limestone porch will typically last longer than an exposed flagstone driveway or pool deck.

Will sealing change the appearance of my stone?

Our standard penetrating sealers are designed to be completely invisible — no added sheen, no color change, no plastic look. Your stone will look exactly as it did when clean and dry.

What types of stone do you seal?

We seal all types of natural stone, including limestone, flagstone, travertine, slate, sandstone, quartzite, granite, and fieldstone. We work on patios, pool decks, driveways, porches, steps, retaining walls, exterior stone facades, and interior stone floors that need outdoor-grade protection. If you're unsure whether your stone is a good candidate for sealing, just ask — we're happy to take a look.

Do you clean the stone before sealing?

Yes — always. Proper surface preparation is the single most important factor in how long a sealer lasts. We remove moss, algae, dirt, staining, and efflorescence before any sealer is applied. Sealing over a dirty surface traps contaminants beneath the sealer and causes premature failure. We'll assess your stone's condition and let you know what prep is needed before we begin.

Can I seal stone myself with a store-bought product?

You can, but the results vary significantly. Most consumer sealers are acrylic or polymer-based topical coatings — they sit on the surface rather than penetrating it, and they tend to yellow under UV, peel over time, and don't allow the stone to breathe. Professional silane/siloxane sealers are not widely available at retail and require proper application technique to work correctly. In our experience, the biggest issue with DIY sealing is inadequate surface prep — sealing before the stone is thoroughly clean and dry leads to poor adhesion and early failure.

Do you serve areas outside of Austin?

Yes. We serve the greater Austin metro including Cedar Park, Round Rock, Georgetown, Dripping Springs, Lakeway, Bee Cave, Westlake Hills, Pflugerville, Buda, Kyle, and the Lake Travis area. Send us your address in the contact form and we'll confirm we can get to you.
